Project Manager for Main office in Annapolis MAryland
We are looking for a self-assured, reliable Commercial General Construction Project Manager. The position will be tasked with directing and coordinating the construction team and all subcontractors, ensuring tools, equipment, and material are available, preparing reports, estimating, negotiating contracts, and analyzing risks. You should be able to work well within a team and liaise with external vendors. You must effectively and efficiently manage 3 projects simultaneously. Each project volume size if minimum $750,000.
To be successful on this role, you should have in-depth knowledge of General Commercial construction management and be familiar with health and safety regulations. A top candidate should have an analytical mind, superb organizational skills, and good negotiation strategies.
Commercial Construction Project Manager Responsibilities:
Negotiating the best contracts to ensure maximum profitability.
Obtaining relevant permits and licenses.
Determining the necessary resources (time, cost, labor, materials) for each project.
Providing guidance and supervision as required to the superintendent.
Assessing the progress and performance of all parties involved.
Performing detailed analyses and drawing up reports for owners.
Ensuring compliance with all building, safety, and governmental regulations.
Collaborate with engineers, architects, and other workers in the same project
Choose subcontractors and delegate their responsibilities
Responsible for any delays, emergencies and problems that can arise
Comply with safety and building codes as well as legal requirements
Report project progress and budget to client
Explain contract and technical matter to others in a clear manner
Prepare budget and cost estimates, along with work timetables
Monthly AIA progressive billing for each project
Ensuring accuracy in subcontractor progressive billing for each project and submitting to the appropriate department
Commercial Construction Project Manager Requirements:
7+ year in commercial construction
5+ years of general commerical construction estimating
5+ years of commercial general construction project management
Bachelor's degree in construction management, architecture, engineering, or similar preferred.
Relevant certification may be required.
Advanced understanding of construction processes, principles, materials, and tools.
Excellent leadership abilities.
Proficient in Procore application
Excellent in job costing and relevant areas of budgeting
Great time management and organizational skills.
The ability to communicate clearly.
Good critical thinking and problem-solving skills.
Ability to handle high level of stress
Ability to multiply projects at one time
